Pacific Beach apartments represent a real gold standard. There is an ample supply of multifamily properties, albeit with high prices in relation to rents. As an investment, be prepared to stay in it for at least ten years to get properly rewarded.
Pacific Beach is the middle ground, sandwiched between La Jolla and Ocean Beach. Known for the many bars and great beaches, Pacific Beach also offers some upscale single family blocks. Most of the flats have been chopped up with apartments and houses mingled together with no discernable plan. Once you start climbing up Mount Soledad, the neighborhood becomes solidly single family homes. Soledad properties offer great view and a close proximity to La Jolla without the La Jolla pricing.

The best value in Pacific Beach houses would be to get as close as possible to Bird Rock or on the lower reaches of Mount Soledad.
